In Colombia, access to dignified housing solutions continues to be a challenge for multiple vulnerable urban communities and rural populations. In this context, complementary construction alternatives are being explored, aimed at providing technical, sustainable solutions adaptable to different territories.

Purpose of the Initiative

The social alliance between Aro Ingeniería and Inccol Asociados S.A.S. promotes a private initiative of a technical and social nature, oriented towards the evaluation, design and support of modular housing solutions, including those developed from reused shipping containers.

This initiative is mainly aimed at:

• Households of strata 1, 2 and 3.
• Urban communities in vulnerable conditions.
• Rural population with minimum accessibility and property legality conditions.

Project Scope and Nature

This initiative:

• Does not constitute a government program, nor does it replace state housing plans.
• Does not imply the automatic allocation of subsidies, economic benefits or financing.
• Does not generate acquired rights, adjudication promises or anticipated contractual commitments.

Each possible project is subject to prior studies of technical, legal, environmental, financial and administrative feasibility, in accordance with current Colombian regulations.

Relevant Technical and Territorial Conditions

For the eventual implementation of modular housing solutions, it is essential that interested parties consider, among other aspects:

• Legal availability of the property, duly accredited.
• Compliance with the Territorial Planning Plan (POT) or equivalent regulations of the municipality or district.
• Existence of adequate access roads that allow the entry of housing modules, equipment and materials.
• In rural areas, roads must be passable and technically suitable, or have feasibility for their adaptation.
• Access or possibility of connection to public services, when applicable.
• Obtaining licenses, permits and authorizations required by competent authorities.

The absence of any of these conditions may limit or prevent the feasibility of the project.

Environmental and Regulatory Approach

The promoted modular solutions are conceived under principles of:

• Efficient use of materials.
• Reduction of construction waste.
• Adaptation to the climatic and geographical conditions of the territory.
• Compliance with technical, structural and environmental standards applicable in Colombia.

Any development will be subject to the corresponding environmental concepts and authorizations, depending on the location and characteristics of the project.

Social and Community Approach

The purpose of this initiative is to provide responsible technical guidance, allowing interested communities and families to learn about viable construction alternatives, without generating unrealistic expectations or undue commitments.
